Repair or Replace Your Roof? How to Actually Know

By Joey Brue · September 24, 2026

Most homeowners ask for a repair first, and that's reasonable. A repair almost always costs less up front. But a repair only makes sense when the roof underneath still has real life in it. Three things decide it: age, how widespread the damage is, and the decking.

Age

An architectural shingle roof is generally built to last twenty to thirty years. A roof at year eight with one damaged section is a very different situation than the same roof at year twenty-two. As a rule of thumb, a roof under 15 years old with damage in one area is a good repair candidate.

How widespread the damage is

A repair fixes a localized problem: a few shingles blown off, a cracked pipe boot, failed flashing at a chimney. If you're seeing granule loss, curling or cracking across several slopes, that's the whole system wearing out, and patching one spot won't change that.

Decking

A repair fixes the surface. It does nothing for rotted plywood underneath. If the decking is soft in more than one area, a replacement is usually the better use of your money.

Signs a repair is the right call

  • The roof is under about 15 years old
  • Damage is limited to one area (wind, a fallen branch, one vent)
  • The rest of the shingles are flat and holding their granules
  • The decking around the damage is solid

Signs a replacement makes more sense

  • The roof is 20+ years old
  • Granule loss, curling or cracking on multiple slopes
  • Leaks in more than one place, or repeat leaks after repairs
  • Soft decking or daylight in the attic

An honest call

We don't turn down small jobs. One of our customers had been turned away by big roofing companies that only do full replacements; we had him on the schedule within hours and fixed his roof within a week. When a repair is the right answer, that's what we recommend. When it isn't, we show you why with photos from the roof.

Frequently asked questions

Will a roofer always push for a replacement because it costs more?

A roofer who wants your trust long term will recommend a repair when a repair is the right call. Homeowners who feel pushed into an unnecessary roof don't come back or refer friends.

How long does a roof repair last?

A good repair on a roof with sound decking can last for the rest of the roof's life. It won't extend the roof beyond its original expected lifespan.

Does insurance cover repairs?

It depends on your policy and the cause of the damage. Confirm coverage directly with your insurance provider.
